How to research a new neighbourhood

If you’re thinking about moving to a new town or city that you’re not very well acquainted with, it’s wise to do lots of research on potential neighbourhoods before you decide on which area to target your search for a property. After all, buying a new home is a long-term commitment, so you want to be happy where you land. This is a guide to help you to make that decision.

Think about what you want

Before you start your research think about what you want in your new locality and write down your most important requirements. Do you want to be in walking distance of a local school, doctor, post office, corner shop, pub or supermarket? Are there green areas for dog walking, children’s play parks or relaxation? Is there a local leisure centre? What are the transport links like? Local amenities play a fundamental role in our lives, but the things that we consider to be important differ from person to person.

Research online

Once you have an idea of the amenities you’re looking for, you can start to narrow down the type of area you want to live in. It’s then time to dig a little deeper. The internet makes that easy. Firstly, you’ll need to look at property prices and affordability before moving on to other considerations. Once you’ve pinpointed where you can afford to buy a property, you can start to research local demographics and the areas you’ve chosen in general via search engines and community forums. You can also find out about school catchment areas, and review Ofsted reports, and even review the local crime rate – www.police.uk has a useful search function. More unusual risks to think about might include environmental factors. For example, is the area at risk from flooding? Go to the gov.uk website to learn more: www.gov.uk/check-long-term-flood-risk. Last but not least, it’s worth looking at the transport links via road or train. These are essential to consider when thinking about getting to the shops, doing the school run or commuting to work.

Go and visit

After you’ve identified the areas that seem right for you, it’s essential that you go and visit to get a feel for them, preferably at different times of day, or on different days of the week. An area can feel safe and peaceful during the day or the working week, but unsafe or overly noisy in the evening or at the weekend. You could also test drive routes to work or shops and walk around streets or shopping centres to assess the atmosphere.

Talk to the neighbours!

Don’t be shy! When you get to the stage of looking at properties, ask potential neighbours what it’s like to live there. Word of mouth can give you useful information that computer data can’t. Talking to people who work in shops or cafes can be another interesting source of local knowledge.
