Though year on year houses prices are down in the South East of England and the East of England compared to last year (0.1% and 0.6% respectively), asking prices have gone up in every region in the UK, so it is essential that anyone selling their property should seek to secure the best price possible price. And one way to do that is by harnessing the potential of colour theory.
Different colours can alter our moods or emotions, making us feel relaxed, cheerful or even anxious or cross. When a buyer comes to look at your home you want them to feel happy, relaxed vibes and take away positive feelings that could lead them to make an offer.
Don’t oversaturate
Though bold colours can stick in the mind, it’s wise to use them sparingly. Not everyone will like the colours you’ve chosen, and that could lead to an unconscious ‘dislike’ of your home and a snap decision not to buy. Powerful colours like black, purple, red and orange used to excess can be a turn off for potential buyers.
So, do I have to play it safe?
In order to appeal to the widest possible audience, it’s generally recommended to stick with neutral tones and colours to effectively create a ‘blank canvas’, but that’s not your only option. And neutral colours don’t have to be boring ones. You can make your home appealing by understanding how different colours work together and the effect that can have on the viewer. Think about what colours you are attracted to and how you can create a unified look to your home with colours that are compatible. And don’t forget about the outside of your house too. With sellers now taking 62 days on average to find a buyer for their property (13% longer than a year ago) creating a positive ‘kerb appeal’ is more important than ever. Basically, kerb appeal is the first impression a potential buyer gains when seeing your property for the first time; looking at the paintwork on exterior walls, fences, windows and doors. If a house looks good on the outside, then your buyer will already be in a positive frame of mind when they step through your front door.
Ambience
Creating ambience can really help to sell your home. A great way to do this is through using colour themes. If you like warm tones, then you could use different shades of, for example, buttery yellows and beige-based greys to create a sunny and homely feel, or different shades of blue or green to create a sense of peace and relaxation. You could have contrasting colour schemes in different rooms, but they need to complement each other to create a unified whole. Neutral doesn’t need to be boring, and you could use accent colours on a wall or in home furnishings to make a statement and create uplift. It’s worth remembering that lighter colours make rooms look bigger, and generally bigger is better when someone is looking for a new home!
Should I match colours to rooms?
Naturally different types of rooms lend themselves to different colours. Small rooms benefit from lighter colours to reflect the available light around to make them appear both larger and brighter. Most people want their bedrooms to feel cosy and calm which could mean using various shades of blue, green, pink or beige; and yellows, blues and greens create a fresh, clean feel for kitchens and bathrooms.
It’s worth doing everything you can to attract buyers to your property, so paying attention to the way it looks and makes people feel is a great start to achieving a successful sale.
